Commercial Leasing Manager

to lead our leasing operations in Pune and drive occupancy, revenue, and long-term client relationships.

Role & Responsibilities1. Leasing Strategy & Planning



Develop and execute leasing strategies to achieve optimal occupancy and rental yields. Identify target tenant segments (corporates, IT firms, startups, co-working operators, BFSI, etc.). Position properties effectively across Grade A / Grade B office spaces and flexible workspaces. Collaborate with marketing team to prepare leasing brochures, presentations, and pitch decks.

2. Business Development



Identify and connect with potential tenants through direct outreach and networking. Conduct client meetings, site visits, and property walkthroughs. Build and maintain a strong pipeline of active leads and opportunities. Generate new mandates for commercial leasing in Pune market.

3. Lease Negotiation & Closure



Negotiate commercial terms including: Rental value Lease tenure Lock-in period Escalation clauses Fit-out timelines Draft and review LOIs, term sheets, and lease agreements. Coordinate with legal, finance, and operations teams to ensure smooth deal closure.

4. Broker & Channel Partner Management



Build and manage relationships with IPCs (JLL, CBRE, Cushman & Wakefield, Knight Frank, etc.) and local brokers. Conduct site familiarizations and regular partner meetings. Share property updates and leasing inventory with channel partners. Track broker performance and ensure timely incentive and commission payouts.

5. Market Intelligence & Reporting



Track market trends, competitor projects, rental benchmarks, and tenant movement. Prepare weekly and monthly leasing reports and dashboards for management. Provide recommendations on pricing and leasing strategy based on market feedback. Maintain updated database of available commercial inventory.

6. Tenant Coordination & Handover



Coordinate with operations and fit-out teams for smooth tenant handover. Ensure all documentation, approvals, and compliance requirements are completed. Act as a single point of contact between tenant and landlord during handover.

Qualifications



Bachelor's degree in Business, Real Estate, or related field (MBA preferred). 2-10 years of experience in commercial leasing, office space advisory, or real estate consulting. Strong understanding of leasing laws, documentation, and commercial real estate cycles. Experience in Pune commercial real estate market preferred.
