Technical Officer/Deputy Technical ManagerROLE PURPOSE & OBJECTIVE
This role is primarily responsible to provide technical/valuation support to designated Credit Team (MSME/Housing/MLAP & other secured verticals) to enable them make suitable decisions on funding projects and study and verify drawings, Estimate and Construction Area.
The incumbent works on cost estimation for various works and materials Supervise Construction Execution for RCC works and Finishing work.
Visit of the properties to ensure funds has been utilized for the purpose mentioned and monitor timely release of construction tranches.
He need to manage 30 to 40 vendors and should be well aware of local practices with respect to collaterals and competition practices.
The incumbent should be able to identify the risk involved in the collateral which is being offered us as collateral.

KEY DUTIES & RESPONSIBILITIES OF THE ROLE
Business
Ensure policy and process adherence in the region.
Empanel, monitor and Co-ordinate with Technical Agencies
Ensure timely training to branches in the region.
Suggest Policy revisions in line with changing market conditions.
Study and verify drawings, Estimates and Construction Area and determine Cost estimation for various works and materials
Ensure construction tranches are being released within time line to ensure best service to stakeholders
Review of Technical visit report submitted by the external agencies and maintaining report hygiene
Participate in imparting Fresher/Refresher training of SHL team in the region
Close co-ordination with sales and credit team on technical appraisal of customers
Maintaining property and area data base to monitor inflation/deflation in the property price
Monthly review of external agencies to fill the gap in between policy of the company and by laws of local regulatory bodies
Customer
Oversee Execution for RCC and Finishing work as per timelines of the project
Validating loan utilization
Visit of the properties to ensure funds has been utilized for the purpose mentioned
Appoint suitable external agencies and Review of Technical visit report submitted by the external agencies and maintaining report hygiene
Internal Process
Preparing case studies & maintain technical training content for the region
Provide Market intelligence writ to the property prices and market conditions from a competition and customer stand point
Recommendations on new processes & fraud Control initiative etc.
NPA and STD accounts revaluation monitoring.
Learning and Performance
Expert knowledge of property segments in various markets of India and their
performance histories. Keep knowledge of Builder behavior for the target segment
Expert knowledge of negative profiles, negative property types and negative property
locations and zoning regulations Complete understanding of various collateral types of all regions and cities in India and
their title documentation requirements for creation of equitable mortgage Knowledge of property valuation process through vendors and knowledge & keen
interest in monitoring current property price / historical property prices. MINIMUM REQUIREMENTS OF KNOWLEDGE & SKILLS
Educational
QualificationsDegree (B.E/B.Tech/B.Arc) in Civil/Structural/Architectural Engineering from a reputed college.
ExperiencePreferred experience of 4 years or more in property valuation and identification is must
