- Closing Manager (Mandate Sales)



Experience:


2-4 years in builder-side or mandate firm residential sales, with strong experience in closing high-value transactions (?1-2 Cr range) through both CP-sourced and direct leads.

CTC:


?35,000 - ?40,000 per month (fixed)

Incentives:


?10,000 - ?15,000 per booking closed

Travel Reimbursement:


Local travel actuals or ?3/km (bike preferred)

Working Days:


6 days/week (Weekends mandatory; Monday fixed off)

Reporting To:


Project Sales Head / Closing Head

Role Purpose



To manage the complete sales closure cycle for allocated mandate projects in West Pune, ensuring conversions from CP (Channel Partner) leads and direct inquiries, achieving monthly absorption and realization targets.

Work Allocation



Sales Closures - CP Leads (60%)
Manage CP-sourced visits, handle negotiations, follow-ups, and close bookings.

Direct Leads & BTL Activities (30%)
Handle inbound/outbound leads, plan and execute project-level promotions, convert direct customers.

Documentation & Handover (10%)
Verify booking forms, payment schedules, update CRM, coordinate smooth registration.

Key Responsibilities & KPIs



Attend & convert CP site visits - Target: Minimum 3-5 closures/month
Manage direct lead funnel - 10-12 hot leads/week
Negotiate pricing & payment terms - Ensure mandate-level price realization
Coordinate documentation - 100% error-free booking forms
Maintain daily reporting & trackers - 100% CRM updates

Candidate Profile - Must Haves



Domain Experience:
Builder-side sales or mandate firm closing experience

Track Record:
Consistent 3-5 closures/month in ?1-2 Cr ticket projects

Skills:
Strong negotiation, objection handling, and customer relationship ability

Add-on Advantage:
Experience in plot selling

Languages:
Marathi (preferred), Hindi, English

Tech Skills:
Basic CRM, Excel / Google Sheets

Mobility:
Two-wheeler and valid license required
