A person in Accounts and Finance will lead the financial and accounting operations for the real estate division. This role requires a strategic, detail-oriented professional with extensive experience in the real estate sector, including project accounting and compliance with RERA, GST, and direct tax regulations. Also, he/ she will manage financial reporting, budgeting, cash flow, and audits, providing critical insights to senior management and driving financial strategy.
Responsibilities
Financial Management and Reporting
Oversee and Finalize Financials:
Take charge of the finalization of monthly, quarterly, half-yearly, and annual financial statements, including balance sheets, profit and loss accounts, and cash flow statements.
Project Accounting:
Manage end-to-end project accounting for all real estate projects, including cost tracking, revenue recognition, and profitability analysis.
Audit Management:
Coordinate and complete statutory, tax, and internal audits within stipulated timelines. Liaise with external auditors and address all audit-related queries.
MIS Reporting:
Design and deliver robust Management Information System (MIS) reports, dashboards, and KPIs for internal performance tracking, variance analysis, and leadership reviews.
Budgeting and Forecasting
Lead the Budgeting Cycle:
Drive the annual budgeting, forecasting, and financial planning processes in collaboration with department heads.
Monitor Financial Performance:
Continuously monitor the division's financial performance, compare it against budgets, and provide recommendations for cost optimization and profitability improvement.
Cash Flow Management:
Prepare short-term and long-term cash forecasts, manage working capital, and implement strategies for optimizing cash flow and maintaining financial stability.
Taxation and Compliance
Regulatory Compliance:
Ensure strict and timely compliance with all applicable real estate regulations, including Real Estate (Regulation and Development) Act, 2016 (RERA), Goods and Services Tax (GST), and direct tax laws.
Tax Management:
Handle GST returns and Audit. Advice on tax planning strategies
Internal Controls:
Establish and maintain a strong internal control framework to mitigate financial risks and ensure data integrity.
Leadership and Team Management
Mentor and Supervise:
Lead and mentor the finance and accounts team, ensuring adherence to quality standards and timelines.
Performance Management:
Conduct performance evaluations, provide constructive feedback, and foster a collaborative and high-performing team environment.
Qualifications and Skills
Industry Expertise:
Significant experience in the real estate or construction industry is essential, particularly with real estate development companies.
Skills
Technical Acumen:
Deep understanding of accounting principles (INDAS/IFRS) and financial regulations specific to real estate.
System Proficiency:
Expertise in Tally Prime and ERP systems (e.g., SAP)
Analytical Skills:
Exceptional analytical and problem-solving abilities, with a capacity to convert financial data into strategic business insights.
Communication Skills:
Excellent communication and interpersonal skills to effectively engage with cross-functional teams, senior management, and external stakeholders.
Leadership:
Proven ability to lead, motivate, and manage a team effectively.
