Job Description

Chartered accountants in real estate are responsible for financial record-keeping, analysis, and compliance for properties and transactions. Key duties include preparing financial statements and budgets, managing accounts payable and receivable, conducting due diligence for property deals, ensuring compliance with real estate laws, and providing strategic financial advice on investments and operations. Financial management and reporting

Statement and budget preparation

: Prepare monthly and quarterly financial statements, annual operating budgets, and periodic forecasts for properties.

Financial analysis

: Analyze income and expenses, review financial performance, and conduct variance analysis to identify trends and provide insights.

Record keeping

: Maintain and manage the general ledger, create journal entries, and ensure accurate digital and physical financial records.

Reconciliations

: Reconcile all business accounts, including sub-ledgers for accounts payable and receivable.
Transaction and compliance

Due diligence

: Perform financial due diligence for property purchases and sales, including verifying financial statements and assessing liabilities.

Transaction support

: Facilitate property transactions by providing financial analysis and transaction structuring support.

Regulatory compliance

: Ensure compliance with all local, state, and federal regulations, including the RERA Act in India, and assist with audits.

Taxation

: Handle tax-related duties, including preparing year-end tax documents and ensuring tax compliance.
Advisory and strategy

Financial advice

: Provide strategic financial planning and advisory support to management, investors, and clients on profitability, pricing, and investments.

Stakeholder collaboration

: Coordinate with property managers, attorneys, and external auditors to address financial matters.

Process improvement

: Participate in initiatives for process improvement and automation of financial operations.
