Chartered Accountants (CA) and Company Secretaries (CS) in the real estate sector typically manage financial operations, taxation, compliance, and auditing, with roles varying based on experience and whether they are in internal teams or external consulting firms.
Common Job Responsibilities
The specific duties depend on the role (internal/external) and seniority, but generally cover:

• Financial Reporting & Accounting: Overseeing day-to-day accounting, preparing and analyzing financial statements (balance sheets, income statements, cash flow reports), and managing month-end/year-end closing procedures. This often includes real estate-specific accounting principles like project accounting, cost allocation, and revenue recognition (Ind AS/IFRS).
• Taxation: Handling direct and indirect taxation, including Income Tax, GST, TDS, and stamp duty compliance. This also involves tax planning, filing returns, and representation before tax authorities.
• Compliance & Auditing: Ensuring adherence to statutory and regulatory requirements, such as RERA (Real Estate (Regulation and Development) Act), IBC (Insolvency and Bankruptcy Code), and corporate laws. CAs and CSs lead statutory and internal audits, coordinate with external auditors, and monitor internal control systems.
• Financial Planning & Analysis: Assisting with budgeting, forecasting, cash-flow management, and financial modeling for projects. They provide financial insights to support senior management decision-making.
• Corporate Secretarial Work (primarily CS): Managing corporate governance, legal compliance, and ensuring proper documentation for Joint Development Agreements (JDAs), Special Purpose Vehicles (SPVs), and Limited Liability Partnerships (LLPs).
• Risk Management: Identifying and mitigating financial and compliance-related risks within the real estate operations.

Internal vs. External Roles

• Internal (within a real estate company): Professionals manage the company's end-to-end financial operations, project accounting, and ensure internal compliance and reporting. They work closely with project, sales, and legal teams.
• External (in a consulting/audit firm): Professionals provide advisory and audit services to various real estate clients. Their work includes conducting due diligence for transactions, tax optimization advice, auditing client financial statements, and helping clients with specific compliance issues.

Key Skills and Qualifications

• Mandatory Qualifications: Chartered Accountant (CA) qualification from the Institute of Chartered Accountants of India (ICAI) or Company Secretary (CS) from the Institute of Company Secretaries of India (ICSI) are typically mandatory.
• Industry Knowledge: Strong understanding of real estate-specific accounting standards (Ind AS), RERA regulations, GST implications in real estate, and project costing.
