Role Overview



We are seeking a

highly skilled and motivated Project Evaluation Specialist

with strong expertise in

DCPR 2034 (Development Control and Promotion Regulations)

to join our

real estate development team

.
The ideal candidate will evaluate the

feasibility, profitability, and risks

of potential projects in compliance with Mumbai's urban planning regulations. You will collaborate closely with architects, finance, legal, and construction teams to deliver data-driven insights that guide strategic decision-making.

Key Responsibilities



Project Feasibility Analysis:

Conduct end-to-end feasibility studies including

financial modeling

,

site analysis

, and

cost-benefit assessments

.

Risk Assessment:

Identify and evaluate

financial, environmental, and regulatory risks

, and propose mitigation strategies.

Financial Evaluation:

Analyze

budgets, financing options, ROI, IRR, NPV, and DCF

to determine project viability.

Market Research:

Monitor

real estate trends

, demand patterns, and competitor activities to strengthen project positioning.

Legal & Regulatory Compliance:

Ensure alignment with

DCPR 2034

, local

zoning laws

, and

building codes

. Coordinate with legal teams for approvals and permits.

Stakeholder Collaboration:

Partner with

architects, engineers, and contractors

to ensure cohesive project execution.

Reporting & Presentation:

Prepare detailed

reports, dashboards, and presentations

for senior leadership with key insights and recommendations.

Post-Implementation Review:

Evaluate completed projects against initial forecasts to identify learnings and improvement areas.

Qualifications & Requirements



Education:

Bachelor's or Master's degree in

Real Estate, Finance, Business Administration

, or a related field.

Experience:

3-5 years in

real estate project evaluation, financial analysis, or feasibility studies

.

Technical Skills:

Proficiency in

Microsoft Excel

for financial modeling. Deep understanding of

DCPR 2034

and its impact on development projects. Knowledge of

financial metrics

-- IRR, NPV, ROI, and DCF analysis.

Soft Skills:

Strong

analytical thinking

and attention to detail. Excellent

communication and presentation

abilities. Effective
