Business Development Officer
with proven experience in
residential construction
. The ideal candidate will be responsible for converting enquiries into signed construction contracts, and building long-term relationships with individual homeowners and investors.
This role requires strong knowledge of
end-to-end house construction
, client consultation, pricing discussions, and coordination with design and project teams.
Key ResponsibilitiesLead Generation & Sales
Generate qualified leads through site visits, walk-ins, referrals, channel partners, and digital enquiries
Conduct initial client meetings to understand requirements, budgets, and timelines
Present Nirmana's construction offerings, execution process, and value proposition
Convert enquiries into signed construction agreements
Client Consultation
Guide clients through construction stages, costing, materials, and timelines
Coordinate with architects, designers, and project managers for proposals
Explain BOQs, estimates, payment schedules, and contract terms clearly
Address client concerns and objections professionally
Market & Relationship Management
Build strong relationships with property owners, landowners, and investors
Maintain a healthy sales pipeline and follow up regularly
Gather market intelligence on pricing trends and customer expectations
Represent the company at site visits, exhibitions, and networking events
Reporting & Coordination
Maintain CRM updates and sales reports
Track enquiry-to-conversion ratios
Coordinate handover from sales to execution team post-agreement
Required Skills & QualificationsMandatory
2+ years of experience in construction sales / turnkey residential projects
Strong understanding of
independent house construction process
Ability to explain estimates, materials, and timelines confidently
Excellent communication and negotiation skills
Willingness to do field work and client site visits
Preferred
Experience working with design-build or construction service firms
Knowledge of BOQ, pricing models, and construction contracts
Familiarity with CRM tools and lead management systems
Education
Diploma / Bachelor's degree in
Civil Engineering, Architecture, Business, or Marketing
(preferred)
Relevant experience will be considered in place of formal education
