The AVP - Sales will be responsible for end-to-end sales lifecycle management, ensuring market penetration, sustained growth, and profitability across our diverse real estate portfolio (residential, industrial, and mixed-use projects).
Key Responsibilities
Strategy & Execution:
Formulate and execute comprehensive sales strategies for all projects within the defined South India market, ensuring alignment with corporate objectives and project timelines.
Revenue Generation:
Own and achieve monthly, quarterly, and annual sales targets, driving substantial revenue growth and expanding market share for the company.
Team Leadership:
Lead, motivate, mentor, and manage the regional sales team. Foster a culture of high performance, accountability, and customer-centricity.
Channel Partner Management:
Develop, nurture, and expand the network of channel partners (CPs), brokers, and IPCs to maximize lead generation and improve conversion ratios.
Market Intelligence:
Conduct in-depth market research, competitive analysis, and price benchmarking to identify new opportunities, define optimal product positioning, and optimize sales processes.
Customer Experience:
Oversee the entire sales pipeline to ensure a superior end-to-end customer experience, from initial inquiry through to final handover and registration.
Reporting & Forecasting:
Manage the regional sales budget and provide accurate, timely sales forecasts, detailed pipeline reports, and performance analyses to senior management.
Compliance & RERA:
Ensure strict adherence to RERA guidelines, relevant property transaction regulations, and company policies across all sales activities.
Candidate Profile & Qualifications
Education & Experience:
Experience:
8-15 years of progressive experience in Sales.
Leadership:
A minimum of 3-5 years in a leadership or managerial capacity is required.
Industry Focus:
Direct, proven experience in the
Real Estate/Property Development industry is essential.
Education:
Bachelor's degree in Business, Marketing, or a related field. An MBA or Master's degree in a relevant discipline is highly preferred.
Skills & Competencies:
Market Knowledge:
Demonstrated track record of success and deep understanding of Real Estate market dynamics (specifically Chennai and other key South Indian hubs).
Team Management:
Proven ability to manage, scale, and mentor large, high-performing sales teams and extensive channel networks.
Technical Proficiency:
Strong command of CRM software (e.g., Salesforce, Leadsquared, HubSpot) and MS Office Suite (Excel/PowerPoint) for data analysis and executive presentations.
Soft Skills:
Exceptional negotiation, verbal and written communication, and executive presentation skills. Must possess strong business acumen and strategic planning capabilities.
