What this job involves

Handling daily operations

Are you a pro in on-site operations management? In this role, you\xe2\x80\x99ll assist the site managers in providing property management services and planning daily operational activities. Your role will have a focus on the building\xe2\x80\x99s Maintenance and you\xe2\x80\x99ll ensure that health, safety and environmental standards set out by the client/tenants are adhered to.

Likewise, you\xe2\x80\x99ll be in charge of maintaining the building exterior and interior; as well as performing regular site inspections on all common areas\xe2\x80\x94including public walkways, external fa\xc3\xa7ade and others\xe2\x80\x94and implementing remedial action on any service issues

Knowledgeable and experienced

An ideal candidate holds a degree/diploma mechanical or electrical engineering or its equivalent. Likewise, you should have at least ten plus years\xe2\x80\x99 experience in Maintenance field and 2 years in residential. Your expertise in local ordinances may also help you win this role.

• The Assistant Manager\xe2\x80\x99s primary responsibility is to oversee the efficient operation of all building systems
• Responsible for protecting and improving the value of the Owner\xe2\x80\x99s or Client\xe2\x80\x99s asset and ensuring that the facility and building systems meet or exceed their rated life.
• Focusing on building operations reactive and preventive maintenance, small project execution, energy management, engineering staff supervision, training, subcontractor supervision and budget control
• Ensure the availability of an adequate operating inventory of tools and supplies including developing sources for stock materials
• Assist the Property Manager in the delivery of services to operate and maintain the property including customer/client services, financial management, facility maintenance, procurement, and supplier management
• Track the AMC/Warranty/Defect Liability Period of all systems - DG, BMS, CCTV, WTP, STP, Fire Safety System, contracts, maintenance calls, etc.
• Identify safety hazards within the property and incorporate the remediation of such hazards to ensure that the building\xe2\x80\x99s staff and engineers work in a safe environment.
• Responsible for emergency situations (i.e. fire, evacuation, equipment failure, etc.)
• Ensures compliance with applicable codes, regulations, government agency and company directives as relates to property operations.
• Maintain engineering reports.
