Assistant Property Manager

Property and Asset Management

What this job involves

You will be responsible for managing daily administrative operations of the area as dedicated to you. . You will be accountable for ensuring that all services are as per client\xe2\x80\x99s requirements. All electromechanical operations and their repair and maintenance will be in your purview. You would be managing the following:

• In charge of Area dedicated to you.
• Provide a comprehensive Management service to ensure that all amenities are resourced and maintained to high-class industry standard in designated area.
• Ensure all services are performed as per the scope of work in designated area.
• Help the Estate Manager and Technical manager in preparation of management budgets.
• Suggest cost savings where possible without compromising quality of service.
• Maintain site accommodation and services, through contractors and direct labour, in most cost-effective way of his designated area.
• Ensure quality of staff, appraising and developing them to ensure maximum contribution.
• Daily complaint status check and logbook sign ( designated area)
• Resident\xe2\x80\x99s meeting and discussion on common area issue ( designated area)
• Staff monthly training conducted
• Assets PPM to be check as per schedule
• Prepare all approvals notes along with all procurement related activities of the site. Assist the technical Manager for CAPEX related jobs.
• Daily site round of his designated area is taken and assign task to individual
• Assist Property manager and Technical manager towards Proactive liaison with local municipal authorities.
• Interviews, selects, hires, supervises, and reviews qualified operation and management staff
• Ensures that entire staff maintains a critical eye on all aspects of physical care
• Ensure health & safety regulation are adhered to and that general and fire risk, technical assessment recommendation are implemented across the team
• Quickly resolve emergency residents maintenance issues
• Any other Job as assigned by the PM.

You will be working on residential site which is a located at Gurgaon

Reporting:

You would be accountable to the Property Manager.

Being Analytical and Meticulous

Paying attention to detail and having excellent problem-solving skills is essential. Teamwork and management skills are added advantages. You must have the capacity to multitask efficiently with excellent communication skills (written and oral)

Qualifications

• You will have a Degree / Diploma in Electrical/Mechanical /Civil /Marine Engineering OR equivalent, with min 7 to 8 years of working experience in Facility Industry /Real Estate/ Hotel or Construction Industry. For residential sites candidates with residential experience will be preferred.
• Additionally, this role requires a thorough understanding of all safety and environmental concerns as they relate to the equipment and the overall plant arena.
