Position OverviewThe Manager / Assistant Manager - Technical will be responsible for overseeing all technical operations, maintenance, and compliance activities at the site. This role ensures smooth functioning of all electro-mechanical, fire safety, HVAC, plumbing, DG, STP, and other building management systems, while driving cost optimization, safety, and service quality.

Key ResponsibilitiesOperations & Maintenance

Supervise daily operations of MEP systems (Electrical, HVAC, DG, UPS, Fire Fighting, STP, WTP, Elevators, etc.).



Ensure preventive and corrective maintenance schedules are implemented as per OEM / AMC norms.



Monitor energy consumption and implement initiatives for energy savings.



Coordinate BMS operations and resolve escalations effectively.



Technical Compliance & Safety

Ensure 100% compliance with statutory requirements (electricity, fire NOC, pollution control, etc.).



Maintain documentation, checklists, logbooks, and reports as per ISO / internal audit standards.



Implement and monitor safety protocols, risk assessments, and emergency preparedness.



Vendor & Team Management

Supervise vendor activities, review AMC contracts, and monitor quality of service delivery.



Handle negotiations and cost control for technical works.



Lead and mentor site technical staff, allocate responsibilities, and conduct regular training sessions.



Project & Upgradation Works

Coordinate with client/management for fit-outs, retrofitting, or infrastructure upgradation projects.



Prepare technical scope of work, review BOQ, and assist in vendor selection.



Monitor project execution, ensuring timely completion within budget.



Client & Stakeholder Management

Act as a single point of contact for technical queries, escalations, and client interface.



Submit periodic MIS reports on operations, breakdowns, energy, and cost performance.



Support in audits, inspections, and management reviews.



Desired ProfileQualification:

B.E. / B.Tech / Diploma (Electrical / Mechanical ).



Experience:

5-12 years in Property management, technical operations on Manager / Assistant Manager level).



Knowledge of:

BMS, HVAC, DG, Electrical distribution, Fire & Safety systems, STP/WTP, AMC management, statutory compliances.



Skills:

Strong leadership, troubleshooting ability, vendor management, cost optimization, and client handling.



Preferred exposure:

Commercial complexes, IT parks, large residential, or industrial facilities.



Reporting ToTechnical Head / Facility Head / Senior Manager - Operations (depending on organizational structure).
