Architect & Feasibility Analyst

Job Purpose:

To lead architectural planning and design while evaluating the technical and financial feasibility of proposed real estate and construction projects. The role involves concept planning, layout designing, FSI utilization, regulatory compliance, and coordination with consultants to optimize project viability.

Key Responsibilities: Architectural Planning:

Prepare and present architectural concepts, layouts, and master plans. Ensure optimal space planning, Vastu compliance, and aesthetic appeal. Coordinate with structural, MEP, and other consultants for integrated design. Ensure adherence to local development control regulations (DCR), fire NOCs, and NBC norms.

Feasibility Analysis:

Conduct site studies and evaluate land development potential. Calculate FSI, TDR, and potential built-up area as per DCPR rules. Prepare cost-benefit and ROI analysis to assess project profitability. Analyze market trends, buyer expectations, and product positioning.

Project Coordination:

Liaise with government authorities for plan approvals and clearances. Coordinate with legal and liaison teams for due diligence and compliance. Support business development in land acquisition with technical insights.

Documentation & Reports:

Prepare feasibility reports, area statements, GFC drawings, and sanction plans. Maintain version control and records of all architectural documentation. Support tender documentation and BOQ preparations.

Requirements:

Education:

B.Arch / M.Arch; MBA (optional but preferred)

Experience:

2-5 years in real estate development or architecture firms

Skills:

Strong knowledge of DCR, FSI, RERA, DCPR 2034 (if Mumbai-based) Proficiency in AutoCAD, SketchUp, Revit, MS Excel, and project planning tools Excellent visualization, analytical, and communication skills

Pay: ₹50,000.00 - ₹70,692.56 per month
