Job Overview
We are starting a
short-term rental / Airbnb business in Mumbai
and are looking for a
hands-on Airbnb Manager
who understands the city, local areas, guest expectations, and day-to-day operations.
This role is ideal for someone who knows
how Airbnb works from the ground level
--from choosing the right location to managing bookings, guests, cleaning, and pricing.
You will be responsible for setting up, managing, and growing Airbnb properties from scratch.
Key Responsibilities1. Location & Market Research
Identify the best areas in Mumbai for Airbnb (tourist, business, and long-stay demand)
Study nearby Airbnb listings, pricing, occupancy, and reviews
Suggest locations based on demand, safety, connectivity, and rental cost
2. Property Sourcing & Evaluation
Find suitable properties through brokers, owners, portals, and local contacts
Visit properties and evaluate them for Airbnb suitability
Check building rules, society restrictions, and short-term rental feasibility
Prepare cost vs income estimates for each property
3. Property Setup & Onboarding
Coordinate rental agreement finalisation
Plan furniture, appliances, kitchen setup, and essentials
Arrange cleaning services, laundry, and basic maintenance
Ensure property is guest-ready before listing
4. Airbnb Listing & Pricing
Create and manage Airbnb listings (title, description, photos, house rules)
Coordinate professional photography if needed
Set and update pricing based on season, demand, weekends, and events
Manage calendar and availability across platforms
5. Guest Handling & Operations
Respond to guest inquiries quickly and professionally
Handle check-in, check-out, and guest communication
Resolve guest issues calmly and efficiently
Ensure good guest experience and positive reviews
6. Daily Operations & Maintenance
Coordinate cleaning between stays
Manage repairs, replacements, and restocking
Ensure hygiene, safety, and quality standards are maintained
7. Occupancy & Revenue Growth
Work towards high occupancy without underpricing
Track performance: bookings, revenue, reviews, expenses
Suggest improvements to increase bookings and ratings
8. Reporting & Growth Planning
Share weekly or monthly performance updates
Suggest new property additions or improvements
Help scale the business step-by-step
Skills & Qualifications Required
Strong knowledge of Mumbai areas and local property market
Experience with Airbnb or short-term rentals preferred
Understanding of hospitality and guest expectations
Good communication skills (English + Hindi/Marathi preferred)
Basic knowledge of pricing, budgeting, and operations
Comfortable with fieldwork, site visits, and flexible hours
Organised, responsible, and problem-solving mindset
Preferred Background
Airbnb host or co-host experience
Hotel, serviced apartment, or property management experience
Real estate or rental operations experience
Salary & Incentives
Salary:
?6,00,000 - ?11,00,000 per year (based on experience)
