Job Description

To synchronize project timelines with contractual obligations. This role is responsible for the end-to-end planning of large-scale projects, managing the prime contract with the client, and overseeing sub-contractor agreements while mitigating risks through meticulous scheduling and claim management.

Key Responsibilities



1. Project Planning & Scheduling



Master Schedule:

Develop and maintain the Level 4/5 Project Master Schedule using

Primavera P6

or

MS Project

.

Resource Mapping:

Forecast manpower, machinery, and material requirements based on the construction sequence.

Progress Monitoring:

Conduct S-Curve analysis to track physical vs. financial progress and identify "critical path" delays before they impact the deadline.

2. Contract Administration & Management



Drafting & Review:

Review tender documents, Letter of Intents (LOI), and main contract conditions (e.g., FIDIC, GCC/SCC).

Sub-contractor Management:

Finalize work orders, define scopes of work, and ensure back-to-back contractual terms are applied to vendors.

Interpretation:

Act as the internal expert on contract clauses regarding escalation, liquidated damages (LD), and force majeure.

3. Claims & Dispute Resolution



Change Management:

Identify "Scope Creep" and manage the Variation Order (VO) process to ensure the company is compensated for extra work.

Delay Analysis:

Prepare EOT (Extension of Time) applications by documenting delays caused by the client or external factors.

Risk Mitigation:

Proactively identify contractual risks and provide strategies to avoid litigation.

4. Cost Control & Reporting



Budgeting:

Establish the project's "Baseline Budget" and monitor the

Cost Performance Index (CPI)

.

MIS Reporting:

Present monthly progress reports (MPRs) to senior management highlighting cash flow, schedule variances, and milestone achievements.

Required Skills & Qualifications



Education:

B.E./B.Tech in Civil Engineering or an MBA in Project Management is highly preferred.

Experience:

10-15 years of experience. Must have handled at least 2-3 full project lifecycles from groundbreaking to handover.

Software Proficiency:

Expert-level knowledge of

Primavera P6

, MS Project, and AutoCAD.

Contractual Knowledge:

Deep understanding of Indian Contract Act or International FIDIC standards.
