Job Summary

We are seeking a highly driven and experienced Retail Leasing Manager/Executive to join our team, specifically focused on our commercial mall portfolio. The ideal candidate will be instrumental in attracting, negotiating with, and securing a diverse range of retail tenants, from local boutiques to national brands, to optimize the mall's occupancy, tenant mix, and overall profitability. This role requires a keen understanding of retail trends, strong sales and negotiation skills, and the ability to contribute to a thriving shopping destination.

Key Responsibilities

Tenant Acquisition & Market Analysis:

Proactively identify and prospect potential retail tenants, including fashion, F&B, entertainment, and service providers, aligned with the mall's strategic vision and target demographics. Conduct in-depth market research on retail trends, competitor malls, consumer spending habits, and emerging brands to inform leasing strategies.

Leasing Process Management:

Present available retail spaces to prospective tenants, showcasing the mall's unique selling propositions, foot traffic data, and marketing initiatives. Conduct site visits and detailed discussions to understand tenant requirements and operational needs within a mall environment. Lead negotiations on lease terms, rental rates, tenant improvement allowances, and other commercial conditions to achieve mutually beneficial agreements. Prepare, review, and finalize comprehensive lease agreements, ensuring compliance with legal standards and company policies. Coordinate with legal, design, and operations teams to facilitate smooth tenant onboarding and fit-out processes.

Tenant Relations & Retention:

Cultivate and maintain strong, long-term relationships with existing retail tenants, acting as a primary point of contact for leasing-related matters. Monitor tenant performance, address operational concerns, and provide support to foster tenant success and satisfaction. Proactively manage lease renewals and expansions to minimize vacancies.

Reporting & Performance Analysis:

Track and report on all leasing activities, occupancy rates, average rental rates, and tenant sales performance within the mall. Analyze market data and leasing trends to provide strategic insights and recommendations to management. Prepare regular reports on leasing pipeline, deal status, and market conditions.
